Everyone gets a real bed and a bathroom close by, the common spaces are large enough that the crowd never feels stacked on top of each other, and the layout gives kids, parents, and grandparents their own corners when they want them. The Layout & Sleeping

Seven bedrooms are spread across three floors, and the whole home leans king. On the first floor, a spacious king bedroom sits just steps from the half bath, an easy pick for grandparents or anyone who would rather skip the stairs. Head upstairs and four more king bedrooms share three full bathrooms stocked with towels, shampoo, conditioner, and soap, so busy mornings never turn into a waiting line. Downstairs, the basement is its own private retreat: one king bedroom with an ensuite, plus a bunk room with four queen beds in queen-over-queen bunks and its own bathroom, the natural landing spot for kids, teens, or a second family who wants a little independence. All told, the home sleeps 12 comfortably across 10 real beds, with a pack 'n play on hand for the littlest guests so no one has to pack one along.

The Kitchen & Gathering Spaces

Cooking for a crowd is the point here, not a chore. The chef's kitchen is fully equipped with high-end appliances, a large island, a gas range, and a French-door refrigerator with room for a week of groceries. There is counter space to let two or three cooks work at once, and enough stocked cookware and dishware to serve the whole table. When it is time to eat, two dining areas seat 16 at the tables and 4 more at the counter, so the entire group sits down together instead of eating in shifts. Open-concept living areas flow right off the kitchen with smart TVs and fireplaces, giving you room to spread out for morning coffee, board games, and the long conversations that only happen when everyone is finally in the same house.

Outdoor Living

The covered deck is where this home earns its reputation. Sink into the hot tub while the outdoor fireplace keeps the deck warm well past sunset, and keep an eye on the game on the mounted 65" smart TV. There is comfortable seating for the whole group, a ceiling fan for warm Kentucky evenings, and a BBQ grill for cookouts on the lawn. Because the deck is covered, it stays in play rain or shine, the easy place to land with a drink and the whole family after a full day of exploring Lexington, and the spot everyone will remember when the trip is over.

Check-in is on your schedule: you will receive a 4-digit code for the smart lock on the front door for a seamless, contactless arrival, no key handoff or waiting around. Parking is rarely a headache with room for up to 10 vehicles (4 in the driveway, 4 along Menifee Ave., and 2 in front); as a courtesy to neighbors, please avoid parking directly in front of their homes per the neighborhood ordinance. We are a pet-friendly home and welcome up to 2 pets for a $100 fee per pet, so please let us know in advance. After you book, you'll complete our Guest Portal (check-in details, house rules, and required guest information) and review and sign our external rental agreement, where you'll have the option to add a nightly damage protection waiver. Kenwick is one of Lexington's most walkable historic neighborhoods, tree-lined and quiet, yet minutes from everything guests come for. Walk to the neighborhood park in the morning, then head to downtown Lexington for dinner and drinks at night. You are close to the University of Kentucky campus, the Mary Todd Lincoln House, and the Arboretum, and an easy drive to Keeneland for race meets and to campus for game weekends. You will also be asked to review and sign our external rental agreement. During this process, you’ll have the option to purchase a nightly damage protection plan (damage waiver) for coverage against accidental damages during your stay.
