  • The listing. Photography, the description, the amenity list, the title, and the ongoing tuning that keeps a home ranking on Airbnb and VRBO.
  • Pricing. Nightly rates that move with the calendar — Keeneland's meets, UK football, the Breeders' Cup, holidays, and the quiet weeks in between — plus minimum stays and discounts.
  • Guest communication. Inquiries, booking questions, check-in instructions, the mid-stay "how does the hot tub work," and the check-out reminder. Guests message at 11 p.m.; someone has to answer.
  • Turnovers. Cleaning crews scheduled around every check-out, linens, restocking, and an inspection before the next guest arrives.
  • Maintenance. The water heater, the Wi-Fi, the pool chemistry, the lock battery. A manager has the plumber's cell number and uses it.
  • Reviews and reputation. Responding to every review, handling the rare problem stay, and protecting the listing's standing.
  • Money. Collecting payments, remitting lodging taxes, paying cleaners and vendors, and sending you a statement you can actually read.

How Fees Work

Most full-service managers charge a percentage of booking revenue. The number matters less than what it is charged on and what sits outside it. Before comparing quotes, ask:

  1. Percentage of what? Nightly revenue only, or nightly plus cleaning fees and taxes? The same headline percentage can differ by a quarter depending on the answer.
  2. What is billed separately? Cleaning, restocking, maintenance coordination, photography, and the platform's own host fees are handled differently by every company.
  3. Who keeps the cleaning fee? It should pass through to the cleaner, not become a second margin.
  4. How are direct bookings treated? A manager with their own booking engine is saving you the platform's 3% host fee on those stays — and the guest's 12–15% service fee, which is why direct guests book more nights.
