Where to Stay for Keeneland: A Local's Guide to Every Option

Keeneland races about 32 days a year. Fifteen or so in April, seventeen in October, and that's it. Everyone who wants a day at the rail is aiming at the same handful of weekends, in a city with roughly 9,000 hotel rooms.

So the question that decides your trip isn't which race to watch. It's where you sleep, and how you get from there to the track and back without a designated-driver argument.

We've hosted Keeneland guests in Lexington for more than ten years. Here's how the track works, when to come, and an honest look at every place worth staying, ours and everyone else's.

Keeneland in two minutes

Keeneland sits at 4201 Versailles Road, six miles west of downtown Lexington and directly across from Blue Grass Airport. It opened in October 1936, turns 90 this fall, and is a National Historic Landmark. The stone grandstand and the paddock sycamores look the way they do on purpose.

It's also the largest Thoroughbred auction house in the world. The same grounds that host racing in April and October host the September Yearling Sale, the November Breeding Stock Sale and a January sale, which is why Lexington lodging stays tight well outside race season.

When What Worth knowing
Oct 2–24, 2026 Fall Meet 17 race days, 22 stakes worth $10.7 million. No racing Mondays or Tuesdays.
Oct 30–31, 2026 Breeders' Cup World Championships Separate ticketing and its own lodging crunch. See our Breeders' Cup lodging guide.
Apr 2–23, 2027 Spring Meet No racing Mondays or Tuesdays. First post 1 p.m. daily.

A regular race day is one of the better deals in American sports. For the 2026 Fall Meet, general admission is $7 on Wednesdays and Thursdays, $10 Friday through Sunday, and $15 on opening weekend. Gates open at 11 a.m. and first post is 1 p.m. Buy tickets online ahead of time at tickets.keeneland.com, because Saturdays sell out and you shouldn't count on buying at the gate.

No ticket? The Hill is Keeneland's free tailgate lot, with a big screen, a betting tent and food trucks on weekend race days. Plenty of locals never go any farther.

Our Keeneland visitors guide covers dress, betting and dining. This post is about the bed.

Three questions before you book

How many of you are there? Two people want a hotel or a small house. Six or more should price a whole house before assuming hotel rooms are simpler.

Do you want to walk to dinner? Then you want downtown, and you'll ride to the track.

Is Keeneland the whole trip, or one day of it? If bourbon, horse farms or a UK game are on the list too, the track's location matters less than you'd think.

The west side: closest to the track

The neighborhoods along Versailles Road and Harrodsburg Road are as close as you can sleep to Keeneland without owning a horse farm. Drive times run about 10 to 15 minutes, and you're going against most of the race-day traffic coming out of downtown.

Hotels. The Campbell House on Harrodsburg Road is the classic Keeneland hotel, an old-Lexington property with a long racing history. A cluster of chain hotels sits near the airport and along New Circle Road.

Our houses here. 1934 Natchez Trail in Gardenside is our closest home to the track, about three miles and roughly ten minutes away. It has four bedrooms, a back deck, a fire pit and a basement bar with ping-pong.

A few minutes south, we have a group of homes around Clays Mill Road and Hill N Dale:

This is the part of town we send people to when Keeneland is the main event.

Downtown: walk to dinner, ride to the track

Downtown is about six miles and 15 minutes from Keeneland. It's the right base if your day ends at a restaurant and not in a driveway. Short Street, Jefferson Street and the Distillery District are all walkable or a short ride apart.

Hotels. 21c Museum Hotel is the boutique pick, in a restored bank building with a contemporary art collection. The Manchester, in the Distillery District, is the newer option with a rooftop bar. Around the convention center, the Hyatt Regency, Hilton and Marriott City Center carry most of the room count.

Our houses here. 720 W. Short Street is a three-bedroom downtown house for six, with a hot tub, a fire pit and a fenced yard. It's the one we suggest for two or three couples. 468 N. Martin Luther King Blvd. has five bedrooms, a golf simulator, a hot tub and a backyard putting green, which settles the question of what to do after the last race.

Kenwick and Chevy Chase: the group answer

East of downtown, about 20 minutes from the track, are the older residential streets where Lexington actually lives. Chevy Chase has its own strip of restaurants and shops. Kenwick is a few blocks north, all front porches and mature trees.

This is where groups should look, and here's why. Lexington caps short-term rental occupancy, so no single licensed house in the city sleeps 16 or 20. A big group books two or three houses, and the trick is finding them close enough together that everyone still feels like one party.

We have five homes in Kenwick within a third of a mile of each other, each sleeping 12:

Between them, that's room for 60 people who can walk to each other's porches. Wedding parties, college reunions and three-generation family trips book these as a set.

In Chevy Chase proper, 834 Melrose Avenue is a three-bedroom for eight with a hot tub and a game room, walkable to the neighborhood's restaurants. Farther south, 3141 Lamar Drive has five bedrooms and a pool, which earns its keep on a warm April afternoon.

Versailles and Midway: horse country

Here's what most visitors miss: Versailles is about as close to Keeneland as downtown Lexington is. It's roughly seven miles west on the same road, through some of the prettiest farmland in the state.

The Kentucky Castle, a few minutes past the track, is exactly what it sounds like, a stone castle hotel with a restaurant and a working farm. Versailles and nearby Midway also have a handful of inns and bed-and-breakfasts, and you're on the doorstep of Woodford Reserve.

Choose this side if your ideal weekend is one day at the races and one day on horse farms and distillery tours.

When Lexington is full

On big weekends it will be. Opening weekend, Blue Grass Stakes Saturday in April and closing weekend in October all sell out the city.

Georgetown and Frankfort sit within about half an hour of the track and usually hold hotel rooms after Lexington is gone.

Shelbyville and Simpsonville are 50 to 60 minutes west on I-64. That's too far for a casual race day and just right for a larger trip. 9790 Shelbyville Road is our ten-acre estate there, with six bedrooms, a pool, a hot tub, a golf simulator and a horse barn. Guests pair one Keeneland day with a couple of days on the Bourbon Trail.

Williamstown, an hour north on I-75, works for big family groups combining the races with the Ark Encounter. Our homes there sleep 12 to 30.

Hotel or house?

A hotel makes sense for two people, a one-night stay, or anyone who wants a lobby bar and no dishes.

A house makes sense when there are six or more of you, when you're staying two nights or longer, or when you want somewhere to sit together after the races. Split twelve ways, a house usually undercuts six hotel rooms on a race weekend, and it comes with a kitchen, a driveway and a fire pit.

Three things to do before you book

  1. Lock lodging before tickets. General admission is cheap and plentiful on most days. Beds on a race Saturday are neither.
  2. Check the UK football schedule. A home game on a race weekend doubles the demand. October 24, 2026 has both.
  3. Plan the ride home now. Rideshare surges after the last race. A house on the west side or a downtown address keeps that ride short.

The short version

Stay on the west side if Keeneland is the point. Stay downtown if dinner is. Bring a group to Kenwick and book the houses as a set. And if Lexington is full, look west to Versailles before you look at a highway exit.
